Transactional Real Estate

Wise & Blitzer offers clients the benefit of our many years of experience in real estate matters. We routinely draft and review Agreements of Sale and represent clients throughout the purchase or sale of real estate.

As attorneys who are also authorized title agents, we perform all title and deed work relative to the purchase of real property, including obtaining title insurance for the client at a significant discount. We will conduct the settlement of the property, including ensuring that all mortgages, property taxes and other encumbrances on the property are paid and/or removed prior to closing, that clear and marketable title to the property is passed from seller(s) to buyer(s), that the buyer’s financing is in place in time for settlement, that the proper net settlement proceeds are paid to the seller(s), and that the properly-prepared, properly-executed, and properly-notarized deed and other documents are timely recorded.

Landlord-Tenant Matters

We represent both landlords and tenants (not in the same case) in matters that involve everything from simple apartment leases to complex commercial office/retail leases. If requested, we assist in the negotiation and drafting of such documents so as to minimize the potential for future problems and disputes, and in leases where disputes have already arisen, we attempt to negotiate a satisfactory resolution prior to resorting to litigation. Whether drafting a lease or litigating a landlord-tenant dispute, our firm remains cognizant of our client’s rights and responsibilities under all applicable landlord-tenant laws.

Zoning & Land Use

Zoning and land use issues and approvals are often among the primary concerns that clients have when considering a new project or acquisition. Wise & Blitzer formulates comprehensive and multi-faceted strategies for our clients, whether they are evaluating the feasibility of a particular use at a new location, seeking necessary approvals, or find themselves involved in a zoning dispute.

Our experience allows us to anticipate and diffuse problems before they arise. We do this by working closely with state and local authorities, as well as neighboring land owners and other stakeholders in an effort to address and resolve concerns about a proposal prior to administrative proceedings and in a mutually beneficial manner.

While we support smart growth and green development projects, we also recognize that communities are often confronted with development proposals that do not give adequate consideration to potential impacts of a project on the people who live and work nearby. Our attorneys have substantial experience representing individuals and community groups in opposing such projects throughout the state. Our experience representing those seeking approvals and communities that oppose them allow us to strategically assess the strengths and weaknesses of our clients’ positions and chart a course to accomplish their goals.
